Few guys replied.
In that, one guy seems more interested.
He replied saying…
I’m interested.
Once anyone shows interest, I will inform them to visit the property.
The interested guy said he is in Kerala and will come on 19th Sep.
He asked a few questions which were not answered on our rental property website. I answered them.
Next, I informed him we reserve the room only who pay the token advance amount of 5,000rs.
Student replied:

Now my google pay limit is over

I will pay
I know users who give limits or later kind of reasons are not gonna act now or later as well.
I replied:
Ok no issue
We have a few students interested in our property
they also could reach by 4pm
if they pay in advance, we need to give to them itself

Hmm… it looks like he is still not taking action by paying in advance.

I have our own rental property website where users search on Google, and our website shows top results.
This Tenant also came the same way.
If you carefully notice our conservation, you will notice that the student informed us that his limit is over, so he will pay this evening.
When I showed the proof another student was also interested in our property, he immediately sent the 5,000 rs without seeing our property physically.
Everyone needs to know a few skills when it comes to closing a sale/tenant to act immediately.
One way is creating Urgency.
I don’t create any Fake urgency. That’s up to you how you do it.
People rarely act without any urgency.
With urgency, they act fast.
If you have any such chance, never miss to create urgency to close the deal with an interested tenant.
By the way… don’t take tenant without properly verifying all their details.
Ours is the student market.
We give rent to college students only.
We never had any issues with students. If you are giving rent to others, properly verifying the tenant is a MUST.
We learned a lesson by initially giving rent to two families when renting is a new thing for us…
Never Ever rent property without properly verifying the tenant.
Few more reasons why he could have paid easily without knowing us.
1) He has been on my rental property email list since May 22, 2024 (I guess as soon as he joined college, he joined my email list)
2) The user first got in touch with me on August 23rd. From then on, I said there was no vacancy for this guy.
3) He found us through our rental website
4) He is possibly tired of finding an ideal house himself
Apart from these reasons, I don’t find any other reason for this user to trust me.
